Yaw Quee Yong

Background

Quee Yong graduated with an LL.B (Hons) from the University of Glamorgan, Wales, and completed his Certificate of Legal Practice (CLP). He was admitted as an advocate and solicitor of the High Court of Malaya in 1998. Prior to joining Lee & Tengku Azrina, he practised at Messrs Ong Ban Chai & Co. and Messrs Y.M. Chin & Lee (now known as Messrs YM Chin & Partners). He is a Partner of the firm and heads the Real Estate Division.

Experience

Quee Yong specialises primarily in conveyancing and real property transactions, banking and finance documentation, and complex property-related advisory work.
He has extensive experience in all aspects of conveyancing involving the sale and purchase of real property, including industrial, commercial, residential, and agricultural properties. His practice covers transactions involving properties subject to restrictions in interest, such as acquisitions by foreign purchasers, non-Bumiputera purchasers acquiring Bumiputera-classified lots, and the purchase of low-cost and medium-cost properties, ensuring full compliance with applicable laws, regulations, and State Authority requirements.
Over the course of many years, he has developed deep experience in conveyancing and housing development projects, with a strong focus on complex property transactions and the structuring of land acquisitions to minimise commercial and title risks. He regularly advises on regulatory compliance, due diligence, and risk management in property transactions, providing practical and commercially sound solutions.
He regularly advises and acts in property transactions requiring governmental and statutory approvals, including State Authority consent, Ministry of Economy (formerly Economic Planning Unit) approval, and Estate Land Board (ELB) approval. He is particularly experienced in handling the sale and purchase of land subject to ELB approval and other regulatory conditions, and provides practical, solution-oriented advice to facilitate the smooth and lawful completion of such transactions.
In banking and finance, Quee Yong has substantial experience in the preparation, review, and perfection of loan agreements, charges, debentures, deeds of assignment, and other security documents. He has acted for financiers, ensuring that financing structures are legally sound, commercially viable, and properly perfected in accordance with Malaysian law.
He is well versed in drafting, reviewing, and negotiating leases and tenancy agreements, including long-term commercial and industrial leases, as well as the sale or transfer of leasehold interests. He also regularly handles franchise agreements, tender exercises, and construction agreements, advising clients on contractual risks, compliance obligations, and effective risk management.
He has considerable experience in handling property transactions arising from grants of probate, letters of administration, and court orders, including orders for sale. He routinely manages the sale and transfer of estate properties, ensuring compliance with procedural requirements while safeguarding the interests of beneficiaries and other stakeholders.
Quee Yong regularly advises multinational companies and foreign investors on the acquisition of property in Malaysia for both investment and operational purposes. His advisory work includes guidance on regulatory compliance, ownership structures, foreign ownership restrictions, and transaction structuring, enabling clients to make informed decisions and successfully complete their investments in Malaysia.
